Phase I - Environmental Site Assessment

EcoServe Environmental Consulting Corp. conducts Phase I Environmental Site Assessments in concordance with the American Society for Testing and Materials, ASTM E 1527-05 standard practices and the Environmental Protection Agency’s (EPA) All Appropriate Inquiry (AAI) into a parcel of commercial property that is generally for sale. Most financial institutions require a Phase I ESA report before completing financing for a buyer. EcoServe can conduct a Phase I ESA anywhere in the United States and can proudly begin any project immediately.

The Phase I ESA is a crucial part of a company’s property acquisition. The Phase I ESA provided by EcoServe will provide the buyer the “Innocent Landowner” status under the Comprehensive Environmental Response, Compensation and Liability Act (CERCLA) and avoid liability for cleanup. The purpose of the Phase I is to constitute "all appropriate inquiry into the previous ownership and uses of a property" to determine whether hazardous substances or petroleum products have been disposed or released there in order to satisfy one element of the innocent purchaser defense to CERCLA liability.
